Thats always the fear I guess, we sold 4 years ago to some plank from Notts somewhere, he wanted to increase the workshop size by 4, told him on the very first day he wouldn't be able to do it, idiot pulled out 3 days before completion, good job I didn't know his address.
One thing thats come as a surprise, we bought this house 11 years ago, few bits of paperwork to fill in and alls good, now anyone would think we're selling the moon.... paperwork gone mental.
As for building the new house, well that's just ridiculous,

Yes the paperwork is a pain! i had that problem with one Buyer who had given me a cash offer Sold as seen no survey for a fast sale,then they started wanting bits of paperwork for this job and that that were done over 5 Years ago,i said to them just have a survey if your not sure? and i will knock the cost of the final price on completion,they never did and pulled out without even telling me, My Solicitor,or estate agent,never heard form them again, so that wasted 8 weeks of the house been under offer, when i could have had other buyers looking.
MY other Buyer who had the Survey and searches etc could not in the end borrow the money he was promised by the bank,the start of this credit crunch, well that's the story i got told.I bet he is glad now as my house is worth at least 15k less than last year.
Now i have plenty of interest but no one can get a mortgage
