We it looks like we finally sold our house

didn't realise just how much house prices were down

got the planning on the rest of our garden at last (6 years fighting for 9" visibility)

so our little project for 2009 is building our own house on our garden

if it all goes to completion then NO MORE MORTGAGE for us




as I need storage space i'll be having a clear out, 2002 on ram parts are first, will list in traders first before ebag if anyones interested

more ££ in building on our garden mate, land is ours, mate is a redundant builder (now driving a taxi) daughters fiancée is a joiner, son is a bricklayer.
Vat free also but you have to live in the new house for a year ish to avoid capital gains, Wales might be for later.

I Sold my house Twice last year but the contract never exchanged i even bought the most expensive bottle of wine on a night out to celebrate after the firast sale had the survey and everything i should have waited until the money was in the bank.Ive given up with trying to sell it now.

Thats always the fear I guess, we sold 4 years ago to some plank from Notts somewhere, he wanted to increase the workshop size by 4, told him on the very first day he wouldn't be able to do it, idiot pulled out 3 days before completion, good job I didn't know his address.


One thing thats come as a surprise, we bought this house 11 years ago, few bits of paperwork to fill in and alls good, now anyone would think we're selling the moon.... paperwork gone mental.

As for building the new house, well that's just ridiculous,

As for the paperwork - you just wait... I did a self build about 4 years ago and it is unbelievable. The building regs are particularly wonderful these days. Plug sockets 18" up the wall, No doorstep allowed (wheelchair access) etc etc. Plus if you dont find the right mud when you start digging you'll have to keep digging. We ended up going down over 2 metres at some points ! 113 cubic metres of concrete in the end...

Yes the paperwork is a pain! i had that problem with one Buyer who had given me a cash offer Sold as seen no survey for a fast sale,then they started wanting bits of paperwork for this job and that that were done over 5 Years ago,i said to them just have a survey if your not sure? and i will knock the cost of the final price on completion,they never did and pulled out without even telling me, My Solicitor,or estate agent,never heard form them again, so that wasted 8 weeks of the house been under offer, when i could have had other buyers looking.

MY other Buyer who had the Survey and searches etc could not in the end borrow the money he was promised by the bank,the start of this credit crunch, well that's the story i got told.I bet he is glad now as my house is worth at least 15k less than last year.

Now i have plenty of interest but no one can get a mortgage

you're good for advice then right LOL

we're not going to be digging footings as such as right where the house will be is a granite outcrop, got to do a floating raft so need some concrete

biggest issue is removing the damn granite down to floor start level, spent 4 hours sunday on a hyd breaker, didn't achieve much

13 ton excavator with a real breaker will sort it out

We're just getting to grips with the building regs right now

We've been on the market since Sept 2006. We've dropped askin price 3 times and STILL nowt.
