Jesus saves but satan does that thing with his tongue you like
And make it warm. Insulation and lots of it, even under the concrete.
Made lots of mistakes on my first one. Next one, which may now not happen (might move) would correct all that.
Loose spec is 9m x 9m. Steel framed with 80mm insulated cladding on walls and 150mm on roof. Insulation under the base and underfloor heating in the slab. Im too old to do cold anymore. 1/2 height scissor lift as well.

Jerry i done it all myself and it came in at about £7,000,,,,Thats with my Travis discount .....I had the bricks and stone....Standard strip foundation dug as narrow as i dare to save a bit of concrete ,300mm bucket on the digger for a 225mm wall, so no room for a chuff up on the dig...Readymix is exspensive ,best part of a grand for a load .... be carefull how wide you make it because of stock size timber ,,,,if its too wide then standard length joist will not span and then its custom cut or steel frame.....Most expensive part was the roof tiles ,,,,and i got them as a job lot from a roofing supply firm that wanted to get rid of the lot ,,3750 tiles on that roof...Needs insulating and lining so add on another £450ish ....and yes i should have made it bigger..I will add i had no muck away from dig ,this was just spread about on my country estate ,,But that can cost these days since the good old tax man invented land fill tax..

Jerry its the labour that costs ,if i was to build something like this for a client it would be the best part of 20k,,,but i would use a roofer, and then it would have bonnets on the hips etc which which would put £400 ish on the bill to start with ,,,,Stone is about £500 a tonne to buy ,and a tonne goes nowhere ..I have a mountain of stone ,i save every bit i get ,its like gold out here ...So yea it should have been a lot more but its what i do every day ,day in day out and the best part of every weekend for the last 30 odd years ,,
